Screened porches
A roof, a floor and screen on every open side, built to the house it's attached to.
The roof ties into the house or stands on its own posts. The screen goes into panels that lift out, so you can take them down for a storm or re-screen one without rebuilding the rest.
In the written plan
Drawings and the permit application
Footings, posts, roof framing and roofing to match the house
Screen panels in the mesh you choose
A self-closing screen door and a latch you can work with one hand
Trim, paint or stain, and a last-day clean-up

What changes the cost
What moves the number
There's no figure on this page. Your written plan prices each of these.
Size and shape
A larger porch costs more, and so does a corner, a bump-out or a hip roof.
The roof
Tying into the house roof is priced differently from a free-standing roof, and metal differs from shingle.
The floor
Slab, wood, composite and tile each cost differently, and a slab may need drainage cut in.
The screen
Standard mesh, finer no-see-um mesh, pet-resistant or heavy-duty: each is a different price per panel.
The ground
A slope, a tree or a tight side yard makes the footings and deliveries harder.
What it leaves out
Furniture, electrical beyond a fan and a couple of outlets, and your HOA's own fees. The plan lists each one.
How it goes
From the visit to the last day
- 01
Step 1: The visit
We measure, look at the sun and the roofline, and hold sample screens up against your own light.
- 02
Step 2: The plan and permit
You get the drawing and a written price; we apply to the building department and your HOA.
- 03
Step 3: Framing and roof
Footings, posts and roof go up first, with the connectors the inspector wants to see.
- 04
Step 4: Screen and finish
Panels, door, trim and paint last. We walk you through the porch before we leave.
Questions about screened porches
How long does a screened porch take to build?
After the permit comes through, most porches take a matter of weeks, not months. Your plan gives dates, and weather and material delivery can move them.
Can you build one on my slab patio?
Often, if the slab is level and thick enough to carry the posts. We check at the visit, and sometimes we cut in footings where the posts land.
Will a screened porch block the breeze?
A little, since mesh slows air. Finer mesh slows it more. A ceiling fan and openings on the side the wind comes from make up for it.
Can I take the screens out in winter?
Yes. The panels are built to lift out, which also makes re-screening one panel simple.
Picturing a porch off the back?
Send a photo of the patio or deck and which way it faces. We'll tell you what we'd look at first.
