Pricing
How pricing works
This page has no prices on purpose. A porch off a slab and a porch off a second story are different jobs. Here's what the number will depend on.
What decides the price
Size, the shape of the roof, the floor material, the screen you choose, the ground the porch sits on, and what the permit asks.
What the estimate includes, and what it doesn't
The drawing, the permit, the materials by name and the work in each part, with a price for each. It leaves out furniture, extra electrical and HOA fees, and says so.
What happens at the visit
About an hour. We measure, take photos, and hold sample screens up to your light. Nothing is quoted on the spot.
Materials and who buys them
We buy the materials listed in the plan. If you want a different floor or screen, we put it in as a choice with its own price.
If the job changes
Rot behind old trim or a wall that isn't square can change the work. We tell you in writing and wait for your yes before we do it.
When you get the number
After the visit, in writing, with a price for each part so you can say yes to some and wait on the rest. You're welcome to take it to another builder.
Why no figures
Online cost guides disagree
Search for the cost of a screened porch and you'll find ranges that differ by several times. They mix wood and composite, slab and raised floors, plain screening and storm-rated frames, and cities with different permit fees.
We would rather give you a number for your porch than an average for somebody else's. That's what the written plan is.
How you pay
In stages written into the agreement before work starts: a deposit, payments as each part of the work is done, and a last payment after the walk-through. The agreement lists the amounts.
